Lease terms

1. Lease Term This lease shall be for a period of twelve (12) months beginning on __________ and ending on __________ unless renewed in writing by both parties. 2. Monthly Rent * Monthly rent shall be $3,000.00. * Rent is due on the 1st day of each month. * Payments shall be made electronically unless otherwise agreed in writing. 3. Security Deposit * Tenant shall pay a $3,000.00 security deposit prior to move-in. * The security deposit may be used to cover unpaid rent, excessive cleaning, damages beyond normal wear and tear, and other costs allowed by Colorado law. 4. Utilities Tenant shall be solely responsible for all utilities and services, including: * Electricity * Natural Gas * Water * Sewer * Trash * Internet * Cable/Satellite * Any other utility or service associated with the property 5. Occupancy There shall be no maximum occupancy limit, provided occupancy complies with all applicable federal, state, and local laws and does not violate HOA rules or create unsafe living conditions. 6. Pet Policy * Maximum of two (2) pets. * Dogs and cats only. * No exotic animals, reptiles, livestock, or farm animals. * Pet Deposit: $300 per pet (refundable). * Pet Rent: $35 per pet per month. * Tenant shall be responsible for all pet-related damages. * Proof of vaccinations must be provided. * Tenant must maintain renter's insurance with pet liability coverage. 7. Late Fees Late fees shall be assessed in accordance with Colorado law. 8. Maintenance Responsibilities Tenant agrees to: * Keep the premises clean and sanitary. * Replace HVAC filters every 90 days. * Promptly report maintenance issues. * Prevent frozen pipes during winter months. * Replace smoke detector batteries as needed. * Pay for damages caused by negligence or misuse. 9. Lawn, Snow Removal, and HOA Compliance Tenant shall: * Maintain the lawn and landscaping. * Water vegetation as needed. * Remove weeds. * Remove snow and ice from sidewalks and driveways. * Comply with all HOA rules and regulations. * Be responsible for HOA fines resulting from Tenant violations. 10. Smoking Policy This is a strictly non-smoking property. Smoking, vaping, marijuana use, and similar activities are prohibited inside the home, garage, and within twenty (20) feet of the premises. 11. Appliances Included Landlord provides the following appliances: * Refrigerator * Range/Oven * Microwave * Dishwasher * Washer * Dryer Tenant shall promptly notify Landlord of any appliance malfunction. 12. Alterations Tenant shall not paint, remodel, mount televisions, install fixtures, or make structural changes without prior written consent from Landlord. 13. Renter's Insurance Tenant shall maintain renter's insurance throughout the lease term with a minimum of $100,000 liability coverage. Proof of insurance must be provided before possession of the property. 14. Entry by Landlord Landlord may enter the premises with reasonable notice for: * Repairs * Maintenance * Inspections * Emergencies * Showing the property to prospective tenants or buyers 15. Prohibited Uses Tenant shall not: * Conduct illegal activities. * Sublease the property or use it for Airbnb, VRBO, or other short-term rentals. * Create excessive noise or disturbances. * Store hazardous materials. * Operate businesses that create excessive traffic or nuisance. 16. Move-Out Requirements Upon termination of the lease, Tenant shall: * Return all keys and garage door openers. * Remove all personal belongings. * Professionally clean carpets. * Leave the premises in substantially the same condition as received, ordinary wear and tear excepted. 17. Applicant Screening Requirements Minimum requirements include: * Credit score of 720 or higher. * Gross monthly household income of at least three (3) times the monthly rent ($9,000 minimum). * No prior evictions. * No unpaid landlord collections. * Positive rental history. * Background and credit checks are required for all applicants over 18 years of age. 18. Military Clause Tenants who are active-duty military personnel shall retain all rights afforded under the Servicemembers Civil Relief Act (SCRA). 19. Additional Provisions * No trampolines without written approval. * No waterbeds. * No unauthorized satellite dishes. * Tenant must immediately notify Landlord of any conditions that could result in damage to the property. * Tenant shall be responsible for damages caused by guests, invitees, or occupants. These terms provide strong landlord protection while remaining attractive to highly qualified tenants.
