*Pet policy: Maximum of 2 approved pets. A pet deposit of $500 per pet and rent of $50 per month per pet are required. 30lb weight limit; Breed restrictions only where permitted by law. *Employment and Income: Employment must be verifiable; Self-employed applicants may provide two years of tax returns or CPA-prepared financial statement; Income must be verifiable. *Credit: No outstanding landlord collection; No open utility collections; 3 or less late payment or collection notices on record; No bankruptcy within the last 2 years. *Rental history: Minimum 2 years of positive rental history required; No evictions within the last 7 years; No lease violation notice from the previous landlord; No outstanding balances owed to previous landlords; Positive references from current or previous landlords. *Occupancy:Occupancy is limited to applicable state and local health and safety codes. *Prior to move-in, the approved applicant must pay: first month's rent, last month's rent, security deposit, any applicable pet deposit. *Utilities: Tenant pays all utilities. *Landscaping: Tenant is responsible for landscaping. *Renter's insurance: $100,000 liability insurance required *Smoking policy: No smoking or vaping *Documentation: Government-issued photo ID; Two recent pay stubs; Employment verification; Bank statement if needed; Previous landlord contact information. *Every person on lease over the age of 18 must apply. Application is not considered complete until all requested documentation has been received.
