RENT is $3900 but with UTILITIES of ELECTRIC, TRASH, WI-FI it is $4400 total. You pay for your own WATER and GAS with your own accounts. FIRST+DEPOSIT. DEPOSIT is LAST+SECURITY and the LAST can be split into multiple payments over six months and will be set aside for the last month of renting or refunded along with deposit after the last month of rent has been paid. So total funds needed is $3900+$1500 plus First month of $3900=$9300. Making this very specific so that most situations have an agreed reference in case something happens. Expectations of use: Planting of perennials, flowers and vegetables encouraged but not reimbursed. Planting of trees also encouraged but not reimbursed and must be approved for location. All digging on property must be approved first and Call Before You Dig notified in advance. Please note: There are wires and pipes underground in the front yard. Only Dogs or Cats allowed, no more than 3 total. No restricted breed dogs. Must be licensed with the town, fixed and adult. No puppies or kittens or unvaccinated animals. No exotic pets, birds, snakes or reptiles. No smoking in the building. Cigarette butts must be properly disposed of. Trash will regularly be disposed of and not kept inside of garage. Any water leaks, appliance failures or other emergency issues pertaining to the home the tenant will agree to notify the owners within 24 hours and make an attempt to minimize immediate damage to the property. Use of the home for a home-based business will be allowed if tenant does not alter the property for business, business will not be a fire or safety hazard and business is legally registered, licensed, insured and permitted to be operated from a residential area. Tenant must obtain and keep their own additional business insurance and ensure the safe use of the property for any clients they invite onto the property. No additional adult residents without adding them to the lease and being approved by the owners. No hot plates or grease, open flame cooking devices to be used in the downstairs kitchenette. No open frying oil inside the residence. No removing of wallpaper. Painting of walls by approval only. Hang pictures using drywall anchors. Kitchen island is a Carrera marble and needs special (provided) cleaner, tenant will need to keep any liquids that can stain cleaned up to prevent permanent staining. Island cannot be used as a cutting board. Downstairs kitchenette countertop is not to be used as cutting board despite being a cutting board material and design. Excess gear or items must be kept under a temporary storage tent at minimum and only in the area immediately adjacent to the garage/driveway. BBQ grill is available for your use, or you can bring your own! Riding lawnmower will be provided but you are expected to keep it fueled and clean/covered/maintained while using. Lawn should be mown and weed eating done at minimum 2x per month or as needed not to let the grass get more than a foot tall at any time. Leaves should be raked back to border of lawn before first snow fall. Snow removal of the driveway and all pathways is the responsibility of the tenant. Please note the pitch of the roof and solar panels creates sudden snow slides and to be cautious of this while in the backyard area of the house. Dog poo should be picked up each month and should be disposed of in bags into the trash. A 6-month and 12-month inspection will be given with 48 hours' notice. Option to renew for 1 year with increase of rent by $200 with option to negotiate other terms.
