Lease terms

A 12-month lease is required. The property is listed and managed directly by the owner. MONTHLY CHARGES Monthly rent: $2,695 Required professional pest-control service: $60 Required security-system monitoring: $75 Total required monthly payment: $2,830 Optional high-speed Wi-Fi is available for $90 per month. Optional twice-monthly lawn-care service is available for $90 per month. The total monthly payment with both optional services is $3,010. If optional lawn care is declined, the tenant is responsible for maintaining the lawn and landscaping in accordance with Crosswinds HOA standards. MOVE-IN COSTS A $2,695 security deposit and the first required monthly payment of $2,830 are due before move-in. If applicable, the pet fee and selected optional services are also due before move-in. UTILITIES The tenant is responsible for placing electricity, natural gas, water, wastewater, and trash services in the tenant's name and paying those providers directly. RENTERS INSURANCE Renters insurance is required throughout the lease, including at least $100,000 in personal-liability coverage. Proof of active coverage must be provided before move-in and maintained throughout the tenancy. DOG POLICY A maximum of one dog is permitted, subject to owner approval, a signed pet agreement, applicable insurance restrictions, and a one-time, nonrefundable $500 pet fee. No monthly pet rent is charged. Cats are not permitted. Assistance-animal requests are handled separately in accordance with applicable law. PROPERTY POLICIES No smoking or vaping is permitted inside the home. Parking is available in the attached two-car garage and driveway. Tenants and guests must comply with all Crosswinds HOA and community parking rules. The refrigerator, new smart washer and dryer, window blinds, security equipment, and listed appliances are included. Tenants must keep the property clean, use the appliances and systems properly, prevent avoidable damage, and promptly report maintenance concerns. SCREENING REQUIREMENTS Each adult occupant must submit a complete rental application and authorize credit, income, rental-history, eviction-history, and background screening. Minimum gross household income is three times the total required monthly housing charge, or $8,490 per month. The minimum credit score is 650. Applicants must provide verifiable income, satisfactory rental history, and accurate and complete application information. Written tenant-selection criteria and the required acknowledgment will be provided with the application.
