Renters pay all utilities, NO SMOKING, renter is expected to weed yard, water grass, and adhere to all HOA rules. Any HOA fines will be paid by renters. Owner will maintain Texas Rangers in front yard and will change air filters once per quarter, and do a maintenance check quarterly as well. Appliances are there as a convenience and not covered by owner, but if damaged or destroyed by neglect, or abuse, renters are expected to repair or replace. Renters required to get renters insurance. Renters may park in garage, driveway, or in front of house unless vehicles leak. Renters expected to repair leaks promptly and not stain driveway or garage floor. Renters should not block mailboxes or handicapped ramp on sidewalk. Renters must report plumbing and electrical issues, etc immediately before property is damaged. Renters expected to clean up after pets daily and keep dogs from barking excessively. Renters must contact owner about wall hangings to avoid damage to A/C lines and wiring in home. Television wall mounts already installed for renters' convenience, please contact owner if they do not suit renters' needs. Must clear background and credit check. Fees may apply. Please provide three references at least one from a previous landlord. Multi-year leases available.
