LEASE TERMS Lease term: 12-month lease, available July 1, 2026 Utilities: Tenant pays all utilities (gas, electric, water, sewer, garbage) Parking: One assigned off-street parking spot behind the building (uncovered) Pets: - Up to 2 small dogs under 40 lbs; no cats, no large dogs - $50/month pet rent - Assistance animals are not pets and are accommodated per fair housing law Smoking: No smoking Move-In Costs: - First month's rent + security deposit (one month) + last month's rent - First month's rent due within 48 hours of lease signing (prorated only if move-in is after the 1st of the month) - Security deposit and last month's rent due on or before the move-in date, or payable in equal monthly installments per Seattle law (tenant's option, no interest or added fees) Renter's Insurance: $100,000 minimum liability required; $300,000 preferred. Landlord named as additional interested party. Maintenance: - Tenant handles routine upkeep: interior cleanliness, light bulbs, HVAC filter changes, and care of the fenced yard - Landlord handles major repairs and building systems Applications & Screening: - Every person on the lease age 18 or older must submit an application - Applications and screening are processed through Zillow's application and screening service; we do not accept outside reusable tenant screening reports - Information reviewed: credit report, rental history and landlord references, and income/employment verification. Criminal history is not considered, consistent with Seattle's Fair Chance Housing Ordinance - Criteria that may result in denial (in addition to the income and credit minimums in the Landlord Criteria section): verifiable rental history with no eviction (unlawful detainer) judgments in the past 3 years and no balance owed to prior landlords, with references confirming on-time rent; and income verified via the last 2 months of pay stubs or equivalent documentation of other lawful income - If an application is denied, the applicant will receive a written adverse action notice stating the reasons, as required by RCW 59.18.257
