Lease terms

Tenant must get along with neighbors. Any issues with the neighbor could result in this lease being terminated or not extended. Tenant would be given a minimum of thirty (30 days) to vacate property. - No pets allowed without prior approval by the Owner (in writing). - No modifications allowed to the property without the Owner's written consent and approval prior to modification occurring. Failure to abide by this rule may result in the lease being terminated or not extended at the Owner's discretion and in accordance with Virginia Real Estate Law. - Tenants that are 18 or older must submit to a background check prior to being approved to rent. Owner will make a decision after reviewing results, potential Tenant may submit letter or other documentation explaining any past criminal conduct. - There will be no smoking on the property at any time (vape, cigarettes, cigars, weed, etc.). - Owner has installed camera's and they must remain fully operational at all times. Owner will share access to camera's with Tenant. - Owner will be responsible for Internet and Security Monitoring (Ring and SimpliSafe), while Tenant will be responsible for Lawn Maintenance, Pest Control, Water and Electric. - Tenant will not install or change locks on any door of the Property without the expressed written consent and approval of the Owner prior to lock maintenance. - Lease will initially be 6 to 12 months, with security deposit due at signing ($3,800) and first month's rent due at move-in ($3,800). - Tenant will conduct a walkthrough with a representative of the Owner, document and report any issues found at move-in. - Tenant will maintain the inside of the property to the best of their ability ensuring that it is returned to the Owner as when they moved in. - Tenant shall park in the driveway or in the garage of the property only, NO parking on the grass. - Tenant will not use the wood-burning fireplace without the expressed written consent and approval of the Owner prior to starting any fire in the fireplace. - This is a safe and quiet neighborhood, so repeat (more than one a month) police or law enforcement visits may result in the Owner starting eviction procedures to remove the Tenant to restore the peace of the neighborhood. - Failure to abide by any of these rules may result in the Owner starting eviction procedures to remove the Tenant. - If the Tenant is evicted, the Owner reserves the right to inspect the property and withhold all or some of the security deposit to be used toward repairing damages caused by the Tenant that would delay or prevent the property from being rented quickly.
