Lease terms

This Lease Agreement ("Agreement") shall begin on [Start Date] and remain in full force and effect until [End Date], for a fixed term of twelve (12) months, unless terminated earlier in accordance with the provisions of this Agreement. Short-term lease options may be considered upon written request and are subject to Landlord approval. 1. Renewal and Termination Upon expiration of the Lease Term, Tenant shall do one of the following: Vacate and surrender the Premises in compliance with all terms of this Agreement; Enter into a new written lease agreement with the Landlord, if mutually agreed; or With Landlord's prior written consent, continue occupancy on a month-to-month basis at a rental rate and under terms established by the Landlord. Failure to vacate, renew, or obtain written consent for continued occupancy may result in additional fees and/or legal action as permitted under the Arizona Residential Landlord and Tenant Act. 2. Utilities and Services Tenant shall be responsible for payment of all utilities during the Lease Term, including but not limited to: Electric service through Salt River Project (SRP) Natural gas service through Southwest Gas Water, sewer, and trash collection services All utility accounts shall remain active and in the Tenant's name for the entire duration of occupancy. 3. Renter's Insurance Tenant is required to obtain and maintain renter's insurance throughout the term of this Lease. Proof of active coverage must be provided prior to move-in and renewed as necessary to ensure continuous protection. 4. Homeowners Association (HOA) Compliance The Premises is located within a community governed by a Homeowners Association (HOA). Tenant agrees to comply with all applicable HOA rules, regulations, and guidelines, including but not limited to: Parking restrictions Noise control Exterior appearance and upkeep Violation of HOA policies may result in fines or penalties, which shall be the responsibility of the Tenant. 5. Property and Yard Maintenance Tenant shall maintain the Premises, including the low-maintenance backyard, in a clean and orderly condition at all times. Routine care such as sweeping, trimming, and removal of debris is required. Tenant shall not make alterations, install fixtures, or modify landscaping without Landlord's prior written consent.
