Lease terms

Lease term runs for approximately one year, starting August 2, 2026, and ending July 31, 2027. Maximum of 5 residents. For applicants who lack independent income or established credit history, a qualified Guarantor/Co-signer is required. Rent includes professional gardening service and standard city trash collection (1 trash, 1 recycling, 1 green waste bin; any additional bins must be purchased by tenants). Tenants are responsible for gas, electric, water, and all other utilities. All repair or maintenance requests must be sent directly to the landlord. All lightbulbs and smoke detector batteries will be fully checked and operational before move-in; during the lease term, tenants are responsible for day-to-day upkeep, including keeping the home clean, replacing lightbulbs, and replacing smoke detector batteries. Plenty of parking space for up to 5 cars between the 2-car garage and driveway. Additional street parking is available with a required Area B Residential Permit, which tenants with vehicles must purchase directly from the City of San Diego. This is a strict no-smoking and no-pet property.
