Owner pays W/S/G. Application fee is $55 for each person over 18 years. No animals allowed unless approved by Landlord before moving into unit. Will not accept reusable screening reports. Non-smoking units. No cosigners. Must have rental, employment and credit history according to Rental Criteria as follows: 1. Gross monthly household income must equal two and half (2.5) times the stated monthly rent. 2. Six (6) months verifiable income with pay stubs. 3. Some form of verifiable income will be required for unemployed applicants. (Verifiable income may mean, but is not limited to: Bank accounts. Alimony/child support, trust accounts, social security, unemployment benefits, welfare, grants/loans.) 4. Self-employed applicants will be required to show proof of income through copies of the previous year's tax return. 5. Credit score minimum of 600, negotiable 1. Six months of positive verifiable housing history from a third party landlord is required. In the event applicant does not have six months of verifiable housing history, a higher rent or deposit may be required. 6. The application will be denied if rental history demonstrates three or more three-day notices/14 day notices or two or more NSF checks or owing financial obligation to previous landlord within a period of one year, demonstrates noise, damages to rental or other complaints when the previous manager will not re-rent. 7. Portable Screening or credit reports are not Accepted CREDIT REQUIREMENTS 1. Outstanding collections (three or more) in the past two yeas being reported on the credit report (exclusive of medical collections) will result in denial of the application. 2. Identifiable outstanding landlord debt will result in the denial of the application. Reconsideration will be made upon proof of payment of outstanding landlord debt. 3. Credit reports reflecting slow pay on three accounts will require an additional deposit amount equal to one month's rent. 4. No more than 3 late payments on credit history in past 2 years. PUBLIC RECORDS 1. Criminal history (if applicable) will be evaluated on a case-by-case basis. However, applicants with convictions for drug manufacture and/or distribution are unlikely to be approved.
