This is a 100% non-smoking property (both indoors and outdoors). APPLICANT SCREENING REQUIREMENTS All adult occupants (18+) must submit an application and meet the following screening standards: APPLICATION FEE: $35 per applicant via Zillow (non-refundable) MONTHLY INCOME: Minimum 3x monthly rent ($5,850/month gross or $70,200/year gross). Income must be verifiable via recent pay stubs, bank statements, or tax returns. RENTER'S INSURANCE: Proof of full-coverage renter's insurance policy required prior to move-in/key release. CREDIT SCORE REQUIREMENTS Applicants qualify for standard move-in terms if they meet all of the following baseline criteria: Credit score 675 or higher Verified gross monthly income of at least 3x monthly rent ($5,850/month) Clear rental and background history DUE AT LEASE SIGNING: First Month's Rent: $1,950 Security Deposit: $1,950 TOTAL DUE AT SIGNING: $3,900 CONDITIONAL APPROVAL (HIGH-RISK CRITERIA) Applicants who fall slightly below standard criteria (e.g., credit score between 580 675, minor past late payments, or variable self-employment income) may be considered for conditional approval under one of two options at the landlord's discretion: OPTION A: advance rent requirement First Month's Rent: $1,950 Last Month's Rent: $1,950 Security Deposit: $1,950 TOTAL DUE AT SIGNING: $5,850 OPTION B: Qualified Co-Signer / Guarantor Maintain standard move-in costs ($3,900) by securing a qualified co-signer. Co-Signer Criteria: Must have a credit score of 700+ and meet all income qualification standards. TOTAL DUE AT SIGNING: $3,900 PROPERTY POLICIES AND MAINTENANCE PET POLICY: Up to 2 small pets permitted (maximum 40 lbs each). PET FEE: $200 non-refundable fee per pet. YARD AND OUTDOOR MAINTENANCE Landlord provides routine lawn care (mowing, edging, and leaf blowing). Tenant is responsible for keeping all outdoor areas clear of personal items, debris, and pet waste. PROPERTY ALTERATIONS: No unauthorized physical changes, alterations, or painting permitted without prior written consent from the landlord.
