Rent: PROPERTY AVAILABLE FOR 6MONTH LEASE ONLY Tenant shall pay Landlord a monthly rent of $1500 due on the 1st day of each month. A 3 business day grace period is allowed with the consent of the landlord Security Deposit: Tenant shall pay Landlord a security deposit of $1500 upon signing this Lease. Use of Premises: Tenant shall use the premises solely as a private residence and shall not engage in any illegal activities on the premises. Tenant shall not sublease the premises or allow any other person to occupy the premises without Landlord's prior written consent. Maintenance and Repairs: Tenant shall maintain the premises in good condition and promptly notify Landlord of any necessary repairs. Landlord shall be responsible for major repairs and maintenance, excluding those caused by Tenant's negligence. Utilities: Tenant shall be responsible for all utilities and services associated with the premises, including electricity, water, gas, and trash removal, unless otherwise agreed upon in writing. No Smoking: Tenant agrees not to smoke tobacco or any other substance inside the premises. Smoking is only permitted in designated outdoor areas, if any, as determined by Landlord. Pets: Tenant shall not keep any pets on the premises without Landlord's prior written consent. If pets are permitted, Tenant agrees to abide by all pet policies established by Landlord, including payment of any pet deposit or additional rent. Home Inspection/Maintenance/Repair: Landlord or Landlord's agents may enter the premises at reasonable times for the purpose of inspecting the premises, making repairs, or showing the premises to prospective tenants or buyers. Landlord shall provide Tenant with reasonable notice prior to entry, except in cases of emergency. Landlord or Landlord's designated home technician shall inspect the premises for repairs and damage every 60 days. Tenant shall be provided with at least 5 days' prior notice before any inspection. Termination: Either party may terminate this Lease with 60 days' written notice to the other party. In the event of termination, Tenant shall vacate the premises and return possession to Landlord in the same condition as received, subject to normal wear and tear. Governing Law: This Lease shall be governed by the laws of the State of Georgia.
