Lease terms

Minimum 12 month lease. First month's rent of $1400 plus $1000 deposit. Rent due on 1st day of month, late fees start if rent not received by 1st. Flat utility fee of $100 each month due with rent for all utilities including gas, light, trash/sewer/water, and Internet. Must show proof of income and meet income requirements or have a lease cosigner, proper US government issued ID, pass background/criminal record check, have good credit, employment record verification, $35 non-refundable application fee, good rental history, provide proof of rental insurance, self-employed must provide copy of tax statement or CPA prepared financial statement, and meet all other rental application criteria. Renter must maintain the walkout free from debris, leaves, trash, snow. When patio/backyard is used, all trash must be picked up, all items returned to their original space, cannot store personal items like old furniture, appliances, etc. outside in any area of the house or premises. Tenant must maintain premises clean and tidy and ensure pets are not causing damage to walls, floors, carpets, etc.
