Frequently Asked Questions (FAQ) Q: Can I rent the house and use it as an Airbnb or short-term rental? A: Possibly. Short-term rental use may be considered on a case-by-case basis. Due to significantly higher insurance costs, increased wear and tear, and additional liability exposure, the monthly rent would be 5,000** for approved short-term rental operations. That said, my preference is to rent the home to a family or long-term tenant who will enjoy and care for the property as their home. Q: Can my company lease the home for a project manager or employee housing? A: Yes. Corporate leases may be considered for employee housing or temporary project assignments. The monthly rent for corporate leases is 4,000 per month**. Q: Who do I call for minor maintenance issues such as a burned-out light bulb or clogged toilet? A: To keep rent competitive and pass savings directly to tenants, the property is not managed by a property management company. If the tenant desires active property management, one can be contracted for an additional $400 a month. Tenants are responsible for routine maintenance and day-to-day upkeep, including: * Lawn care * Pool maintenance * Boat dock maintenance * Fireplace, and Firepit cleaning. * HVAC/ AC filters replacement * Light bulb replacement * Pest control * Minor household maintenance The landlord remains responsible for major structural repairs. Q: Can my dog swim in the pool? A: NO. The pool is equipped with a vinyl liner, and dog nails will puncture, rip, or damage the liner, resulting in costly repairs. Replacement of the pool liner can cost approximately $12,000 and tenants would be responsible for any damage caused by pets, whether theirs or their guests' pets. Fortunately, the property offers direct lake access with a ramp entry area, providing an excellent place for dogs to swim and enjoy the water. Q: Do tenants maintain the pool? A: Yes. Tenants are responsible for maintaining the pool if they choose to use it. If you prefer NOT to use the pool, it may remain covered during your tenancy. However, the pool must be returned clean, operational, and in good condition at move-out. Q: How large are the front and back yards? A: Large. The property features one of the largest front and back yards on the street. The mostly flat, grassy yard provides plenty of room for children, pets, outdoor activities, and entertaining. The property also includes several mature fruit-producing plants and trees, including: * Plum tree * Fig trees * Pomegranate trees * Blueberries * Elderberries * Grapevine * Peach tree Q: Who can I call to mow the lawn? A: Numerous landscaping companies are serving Carolina Lakes and Sanford. Typical lawn mowing services cost average approximately $100 per visit if you do it on regular basis. Q: Can I install an invisible fence for my dog? A: Yes. Invisible fencing is permitted. Tenants are responsible for any installation costs and for restoring the property to its original condition upon move-out if necessary. Pet owners are also responsible for ensuring their pets remain under control and for any liability resulting from pet-related incidents. Q: Can I install curtain rods or paint the rooms? A: Yes. My goal is for tenants to feel at home and enjoy the property for as many years as they choose to stay. Curtain rods, shelving, and reasonable cosmetic improvements are generally welcome. If rooms are painted, walls should be returned to a white color prior to move-out. Q: When can I tour the property? A: An Open House is currently scheduled for: **June 27, 2026** **10:00 AM 2:00 PM** Q: Can I pay a deposit now to secure the house before seeing it? A: No. I believe in being transparent and ensuring prospective tenants have the opportunity to see the property in person before making a commitment. Please attend the Open House first. If the home is a good fit, the application and leasing process is straightforward and will be done in a day. Q: When is the home available? A: The home is available for occupancy beginning **July 1, 2026**. Q: I'm moving in a few months. Can I pay a deposit to hold the house? A: The lease start date will be **July 1, 2026**. If you need to move in later, you are welcome to sign the lease and begin paying rent on July 1 while occupying the home at a later date. Q: Can I bring my wake boat, jet ski, kayak, or other watercraft? A: Yes. Carolina Lakes permits most recreational watercraft. Current community guidelines generally allow watercraft up to **22 feet in length but tenants should verify all current rules and restrictions directly with the Carolina Lakes HOA. Q: I have an RV, camper, boat trailer, or utility trailer. Will it fit? A: Yes. The driveway is exceptionally large and can easily accommodate multiple vehicles, trailers, and recreational equipment. The driveway was also extended alongside the home for additional storage flexibility. - Please verify HOA rules regarding driveway storage and permitted vehicles. - Carolina Lakes also offers RV and trailer storage options for approximately $300 per year. Q: Can I keep a commercial vehicle at the property? A: The property is intended for use as a private residence. Commercial business operations may not be conducted from the property. Any commercial vehicle storage must comply with Carolina Lakes HOA rules and regulations. Q: How fast is the internet? A: High-speed internet is available through Spectrum. Current plans offer speeds up to approximately **1 Gigabit (1,000 Mbps) making the home suitable for remote work, streaming, gaming, and multiple connected devices. Open house is currently scheduled on Saturday June 27th, between 10am and 2pm.
