Tenant Responsibilities & Rental Terms The tenant is responsible for all landscaping and lawn maintenance, including mowing, trimming, and keeping the yard and exterior areas of the property clean and maintained. The tenant is responsible for all utilities and must place all required utility services in their name and pay all utility bills during the lease term. The property includes a washer, dryer, refrigerator, and stove for the tenant's use. These appliances are provided as-is and are not included in the landlord's maintenance or repair responsibilities. The landlord will not be responsible for repairing or replacing these appliances if they stop working. A property walkthrough inspection will be conducted every two months to ensure the property is being properly maintained and to address any maintenance concerns. The tenant agrees to keep the property clean, safe, and in good condition and is responsible for any damage caused by neglect, misuse, or failure to properly maintain the property.
