Rent includes water, trash, one garage parking space, and storage locker in the basement. Tenants pay their own gas heat and electricity. Water is included in the rent; however, Landlord reserves the right to adjust the rent, based on expected occupancy, to cover higher water usage. Each unit has a dedicated trash tote and tenants are required to put their tote out for collection each week and return it to the rear of the building after collection. There is no application fee. Along with the application form (Landlord uses their own form), the security deposit is required before approval can be given. Two bedrooms, one bathroom. The building is FiOS-equipped for Internet/TV or arrange with the cable supplier of your choice. On-site coin-laundry, shared with one other tenant.
Along with recently renovated kitchen and updated bathroom, the apartment features heritage or vintage elements: glass-fronted built-in china cabinet off the dining room; built-in cupboards and drawers in the hallway; ornamental fireplace in living room. The living room also has architectural windows, dating back to when the building was built. All exterior windows have full storm/screen windows as well.
Each apartment in the building has its own hot water heater and its own boiler for the gas-fired hot water heating system. In-suite thermostat allows you to select your temperature preference.
Off-street parking in the garage for one vehicle is included in the rent. Tenants with more than one vehicle will need to make arrangements for off-site parking for those vehicles. No surface parking allowed. The building is on a bus route and is close to banks, convenience store, day cares, drugstores, restaurants, UB South campus, University Plaza, and more. Also close to the rail path conservation area.
