Lease terms

Lease is for one year at $2,200 per month with a $2,200 security deposit. Security will be paid as follows: $1,000 before move-in and $100 added to monthly rent for 12 months. Rent is due the first day of each month. Tenants are responsible for electric, water and fiber optic cable bills. Tenant agrees to maintain pool and lawn care (includes trees and landscaping), plus any minor repairs in return for reducing the rent from $2,400 to $2,200. The following items are the property of the owner but will be left for tenants to use: 7x7 Shed with one EGO lawnmower for tenant use, if needed. (You'll have to provide edger and weed eater). All pool equipment and a small supply of chlorine tablets will be available for tenants to use as needed. Tenant is responsible to purchase more chlorine when needed. Large pool filter to be cleaned minimum of once per week. The suction pool cleaner is in good working condition and will stay with the pool. Tenant is responsible to keep water level in pool above the suction hose and clean leaves and debris daily to maintain good pool pump function. All appliances are in good working condition. Owner is responsible for major repairs. House interior will be cleaned and painted a neutral color. Please, no changes to home without owner permission! Painting is okay. Small pets are okay (2 maximum) but should be leashed and clean up after they poop! Please note this is an HOA property and there are rules and restrictions such as no business activities allowed on the property that create noise or fumes. No loud music especially in the evening. There is an aluminum sink and faucet plus cabinets in the garage and a freezer for your use. Important: You are responsible for the water softener and keeping it supplied with salt. The office has a built-in desk, bookcases and wall cabinets. There are ceiling fans in every room.
