Lease Duration: Minimum 12-month lease. Long-term tenants looking for 24 months are welcome to inquire. To respect your time and ours, we pre-screen for a 3x income-to-rent ratio, clear credit history with no utility collections, and a clean eviction background. Utilities & Community Amenities Included in Rent: Monthly HOA dues are paid entirely by the landlord. This includes complimentary tenant access to the community pool and jacuzzi, as well as full professional maintenance of the front yard landscaping. Utilities: Tenant is responsible for all structural utilities: Electricity (TEP), and Water/Trash/Sewer (City of Tucson). Deposits & Administrative Fees Refundable Security Deposit: $2,450 (Equivalent to 1.5 months' rent. (Due upon lease signing). Non-Refundable Cleaning & Admin Fee: $250 Application Fee: Paid directly to the third-party background screening portal(s) per applicant over the age of 18. Typical app fee is $35 - $45 Pet policy: Maximum of 2 pets. Sorry, no cats are permitted. All pets must be over 1 year of age. Dogs are subject to standard homeowner's insurance breed restrictions. Pet Fees: Requires a $500 refundable pet deposit plus a nominal $35/month pet rent, per pet. Smoking: Strictly prohibited anywhere on the premises (including the interior, garage, and private outdoor rear patio). Floor Protection: Tenant is required to use heavy-duty felt pads under all furniture legs. Parking: Per HOA restrictions, no overnight parking is permitted other than in the driveway or garage. HVAC Maintenance: Tenant agrees to change the HVAC intake filters monthly (a multi-pack of custom-sized filters will be provided by the landlord at move-in) to maintain peak system efficiency.
