Renter is responsible for utilities including gas and electric. Last month's rent due at signing. No smoking allowed. Quarterly maintenance visits by owner. Tenants expected to: General Maintenance Responsibilities: -Keep the home clean, sanitary, and in good condition. -Promptly notify the landlord of any maintenance issues, damage, or needed repairs. -Replace routine consumables (e.g., light bulbs, HVAC filters, batteries). -Maintain exterior areas in a neat condition (yard, porch, walkways), unless otherwise specified. -Pest prevention: Tenant responsible for basic prevention (cleanliness, food storage); landlord handles infestations not caused by tenant. -Filters & systems: Regular HVAC filter changes (every 1-3 months). Well Water & Cold Weather Care: The property is served by a private well system. Tenant agrees to use water responsibly and report any irregularities (pressure, clarity, or pump issues) immediately. During freezing temperatures, tenant must: -Maintain adequate indoor heat (generally no lower than 50 F). -Allow faucets to drip during extreme cold when recommended. -Keep cabinet doors open under sinks where plumbing is located on exterior walls. -Tenant is responsible for damage caused by negligence related to freezing or improper use of the well system. Smoking Policy -No smoking is permitted inside the home. -If smoking outdoors: -Proper disposal of cigarette butts is required. -Any damage or odor remediation costs caused by smoking will be the tenant's responsibility. Pet Policy Pets allowed: conditional Non-refundable pet fee and/or monthly pet rent may apply. Tenant must: -Clean up waste promptly. -Prevent noise disturbances. -Ensure pets do not cause damage. Tenant is fully responsible for any pet-related damage or liability. Insurance -Tenant is required to maintain renter's insurance, including liability coverage. Waterfront Acknowledgment & Liability: -Tenant acknowledges that the property is located on or near a /riverfront and that natural hazards may exist, including but not limited to deep or moving water, flooding, slippery surfaces, wildlife, and changing water conditions. -Tenant agrees to use the riverfront area at their own risk and to exercise caution at all times. Landlord shall not be liable for injury, loss, or damage resulting from use of the river, shoreline, dock (if applicable), or surrounding outdoor areas, except where required by law. -Tenant is responsible for ensuring the safety of all occupants, guests, and invitees.
