About the building

Fabulous, unfurnished, basement, large studio, separate apartment in a three unit home located in a quiet neighborhood with wonderful neighbors. Home is close to loads of fantastic restaurants and just a stones throw away from the fun shopping areas of Mississippi district and Alberta Street. Public transport is easily accessible, too! We have a great walking score - one block from Peninsula Park and just a few blocks from the library, Cherry Sprout market, Chapel Pub, Indian/Ethiopian/Thai/Vietnamese restaurants, plant store, vintage store, record store etc. Apartment is 430 sq ft, has a kitchen/living area and a large bedroom area, full bathroom with shower. Full size refrigerator, plus recently added dishwasher and full size electric stove (see vacant photos). Shared sauna and washer/dryer outside the apartment. Owner lives on main level and the upstairs unit is rented, as well. We have 4 dogs and a cat between us. Who your land mates are: Professional, eco-conscious living folks into nature, holistic living, art, authentic relating, the pursuit of community-based mindfulness and living life with awareness. Owner is BIPOC. What we are looking for in our home community: Someone who enjoys conscious living, is an open communicator, has moved beyond the party life, low-maintenance and considerate. A sense of positive humor in this chaotic world is a plus! Though we live separately and respect boundaries, we are hoping to find those who are warm, friendly, communicative and who enjoy engaging. Gardeners welcome as we have a shared yard and loads of sunlight! Everyone chips in with raking leaves in fall, shoveling snow in winter, weeding in spring, watering in summer (though most things are on a drip line.) This is a home with smell sensitivities so no synthetic scents please. This includes laundry detergents since the washer and dryer are shared. We do burn incense. No smoking on premises. Rent includes water and garbage. There's a $100 fee for gas, electricity, ridwell and very high speed WiFi. First month's rent plus equal amount for deposit due upon lease signing. Lease term is 12 months. Accepting applicants who keep a clean and tidy space, who are smart recyclers, not sensitive to noise (floors creak), have good rental history and verifiable income equal to 2x the rent or more. ~$38 background check fee per person. Pets will be considered based on circumstances and references, but not after the fact. An additional refundable pet deposit of $300 will apply. NOTE: showings are done in an open house format, in order of arrival. Those interested in applying after viewing the unit, we'll have a zoom meeting to answer questions and converse. Available sooner than 8/1 if needed.
