Lease terms

Pool, Spa, Lawn, Landscaping & Irrigation Maintenance As a condition of this Lease, Tenant agrees to maintain the exterior of the Property, including the lawn, landscaping, irrigation system, swimming pool, and spa, in a clean, safe, and well-maintained condition throughout the lease term. Lawn & Landscaping Tenant shall: * Mow, edge, and trim the lawn on a regular basis to maintain a neat appearance. * Remove weeds from flower beds and landscaped areas. * Trim shrubs and bushes as needed. * Remove leaves, debris, and fallen branches. * Replace any plants, shrubs, or grass damaged due to Tenant neglect. * Comply with any applicable HOA landscaping requirements. Irrigation System Tenant shall: * Operate the irrigation system as needed to maintain a healthy lawn and landscaping. * Adjust watering schedules seasonally in accordance with local watering restrictions. * Promptly notify Landlord of any broken sprinkler heads, leaks, controller malfunctions, or irrigation issues. * Not intentionally disable or modify the irrigation system without Landlord's written approval. Swimming Pool & Spa Tenant shall: * Maintain the swimming pool and spa in a clean, sanitary, and safe operating condition. * Test and balance water chemistry as needed. * Add all necessary chemicals. * Clean skimmer baskets and pump baskets regularly. * Vacuum, brush, skim, and maintain the pool as necessary. * Backwash or clean filters in accordance with manufacturer recommendations. * Monitor water level and maintain proper operating level. * Immediately report any equipment malfunction, leak, or unusual operation. * Not make repairs or modifications to pool equipment without Landlord's written consent. Damage and Repairs Tenant shall be responsible for the cost of repairs resulting from Tenant negligence, abuse, failure to properly maintain the lawn, irrigation system, pool, or spa, or failure to timely report maintenance issues. Normal wear and tear, mechanical failures, and equipment failures not caused by Tenant negligence shall remain the responsibility of the Landlord. Failure to properly maintain the lawn, landscaping, irrigation system, swimming pool, or spa shall constitute a material breach of this Lease and may result in notices to cure, recovery of maintenance costs incurred by Landlord, or other remedies available under Florida law and this Lease.
