Screening Process: Identification: Valid government-issued photo ID required from all applicants. Proof of Income: Submit two recent pay stubs, an employment offer letter, or a recent tax return. Background Check: Conducted in accordance with Seattle's Fair Chance Housing Ordinance. Criminal background information is considered only within legal limitations. First-In-Time Policy: Applications are processed in the order fully complete applications are received, as required by Seattle law. Honesty Clause: Any falsification or withholding of application information may result in denial or later termination of lease. Additional Notes: Legal Responsibilities: Applicants acknowledge that unauthorized occupants, significant lease violations, or refusal to vacate after lawful notice may lead to legal action, including attorney's fees and court costs if necessary. Respectful Communication: We appreciate tenants who communicate openly, take pride in their home, and share our commitment to maintaining a respectful and positive living environment. Squatter/Unauthorized Entry Policy: Property is shown by appointment only. No one is authorized to enter, reside, or occupy the premises until a lease is signed and move-in funds received. Trespassers will be subject to immediate removal and legal action. Safety & Appointment Policy: All showings are scheduled and accompanied by management no open houses, no unaccompanied viewings.
