Lease terms

Available early August 2026 Minimum lease term: 12 months. Monthly rent: Due on the 1st of each month. Move-in costs: First month's rent and last month's rent are due at the time the lease is signed. A security deposit is also required. Utilities: Tenant is responsible for all utilities, including water and electricity. Any additional utilities or services are the tenant's responsibility unless otherwise stated in the lease. Rent payments: Rent must be paid through automatic ACH/direct bank account draft. Pets: No pets are preferred. However, pets may be considered on a case-by-case basis with owner approval. If approved, a non-refundable pet fee and/or monthly pet rent may apply. Smoking: No smoking or vaping is permitted inside the home or garage. Occupancy: Occupancy is limited to approved applicants listed on the lease. Application: All applicants 25 years of age or older must complete a rental application and pass a background, credit, income, and rental history verification. Income requirement: Household income should generally be at least three (3) times the monthly rent. Renter's insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. Property care: Tenant agrees to maintain the property in a clean and sanitary condition and promptly report any maintenance issues. HOA: Tenant must comply with all homeowners association rules and regulations.
