12-month lease. Home offered fully furnished; furnishings are flexible the owner will remove select pieces on request if the tenant prefers to bring their own. Smoking: Strictly non-smoking property. No smoking of any kind inside the home at any time no exceptions. Utilities: Tenant is responsible for all utilities (electricity, gas, water/sewer, trash, and internet), placed in the tenant's own name. Tenant is responsible for lawn and yard maintenance. Deposit & insurance: $2,500 security deposit. Renter's insurance required for the full lease term. Pets: Considered on a case-by-case basis (cats and small dogs welcome). Refundable pet deposit of $500 per pet plus $35/month pet rent per pet. (Service and assistance animals are not pets and are welcome as required by law.) Furnishings: As a furnished rental, a furniture inventory and condition checklist will be part of the lease; the tenant is responsible for the care of all provided furnishings. Move-in special: $1,000 off first month's rent with a signed lease by July 4th.
