**Lease Terms & Requirements** Lease term: One year Occupancy limit: Maximum of 4 people No smoking No pets **Costs & Responsibilities** Monthly maintenance cleaning is included Renters are responsible for all other utilities (water, electricity, gas, garbage) Renter's insurance is required **Move-In Requirements** First month's rent (applied to lease start) and one-month security deposit due at signing If a qualified co-signer/guarantor is not available, additional upfront rent (such as last month's rent) may be required **Application Requirements** Proof of employment or student status Two references (landlord, employer, or academic) Completion of Zillow tenant screening Co-signer information (if needed, with income verification) Reusable tenant screening reports (less than 20 days old) are accepted. The Zillow tenant screening is the first step in the rental process. It does not secure the home on its own I review applications once they're complete.
