Utilities: Water/Sewer/Trash/Gas Solar $124 per month APS (May or may not receive a bill depending on Solar usage) HOA $115 per month Lawn Maintenance: Tenant is responsible for maintaining the lawn and outdoor areas. Repairs: Tenants are responsible for minor repairs (up to $50) and general upkeep, including changing air filters. Major repairs will be handled by the landlord. Policies Pets: Small dogs & cats allowed. 2 pets maximum allowed. No smoking inside the unit. Parking: 2 car garage and 2 car driveway. Cars leaking oil MUST be parked inside the garage. Subleasing: Subleasing is not permitted without prior written approval from the landlord. Additional Information Renters' Insurance: Tenants are required to maintain renters' insurance with a minimum coverage of $100,000. No alterations, including painting or drilling into studs, are permitted without prior approval. Entry & Access: The landlord may enter the property with 48 hours' notice for repairs, maintenance, or inspections. In emergencies, entry may occur without notice. Move-In/Move-Out Inspections: A move-in inspection will be conducted at the start of the lease. A move-out inspection will be scheduled upon lease termination. Any damages beyond normal wear and tear will be deducted from the security deposit. Notice to Terminate: A 60-day written notice is required to terminate the lease at the end of the term.
