Lease terms

Lease Terms Lease Term: Minimum 12-month lease. Monthly Rent: Due on the 1st of each month. Security Deposit: One month's rent (or as agreed upon) is required to reserve the home. Move-In Costs: First month's rent and the security deposit must be paid in full prior to move-in. Keys will be provided once all required payments have been received and the lease has been signed. Pets: No pets preferred. However, pet requests may be considered on a case-by-case basis with landlord approval. Additional pet fees or deposits may apply. HOA Compliance: Tenants are responsible for following all Homeowners Association (HOA) rules, regulations, and community guidelines throughout the lease term. Utilities: Tenant is responsible for all utilities unless otherwise stated in the lease agreement. Lawn Care: Tenant is responsible for maintaining the lawn and keeping the exterior of the property clean and well maintained unless otherwise specified. Smoking: No smoking or vaping is permitted inside the home. Occupancy: Only individuals listed on the lease may occupy the property unless prior written approval is obtained from the landlord. Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease term. Property Care: Tenants agree to keep the home clean, promptly report maintenance issues, and return the property in good condition, normal wear and tear excepted. Background Screening: All applicants are subject to a rental application, credit check, income verification, and background screening. Income Requirement: Household income should generally be at least three times the monthly rent. Late Payments: Rent not received by the due date may be subject to late fees as outlined in the lease agreement. Parking: Vehicles must be parked only in designated areas in accordance with HOA rules. No inoperable or unregistered vehicles may be stored on the property.
