This is a home we genuinely love, and we're looking for someone who will too. It sits right next to a large, family and dog-friendly park with a big playground and there's a gate in the backyard that opens directly into it. The park runs along the right side of the house, so you only have one neighbor on the left. It's a quiet, settled neighborhood with a real sense of space.
The layout works really well for everyday life. There's a living room up front and a separate family room in the back great if you need a home office, a playroom, or just want two distinct spaces to spread out. The primary bedroom has its own ensuite bath, and there's a full hall bath for the other two bedrooms.
We just put in a brand-new AC unit, freshened up the paint throughout, and built a new fully fenced backyard. It's a great outdoor space plenty of room for dogs, kids, a grill, or just unwinding after work.

Pet Policy
We're open to dogs up to two on a case-by-case basis. Just tell us the breed, size, and age when you apply and we'll go from there. One important thing: there is an outdoor cat on the property (guest house), so your dog needs to be comfortable around cats. We'll ask about that during the process. A pet fee capped at $500 per dog applies for each approved dog. No cats or other pets, please.

Screening Standards & Required Documentation
We apply the same standards to every applicant, and we're looking for someone we can trust with a home we care about. Here's what we need from you.
1. Income Verification
We need to see gross income of at least 2x the monthly rent that's $5,900/month or $70,800/year. W-2s, 1099s, recent pay stubs (last two months) showing current employment, or tax returns all work. Self-employed? A Schedule E or equivalent is fine. Bank screenshots, Zelle/Venmo transfers, or isolated deposits on their own won't be sufficient.
2. Financial Profile
We look at the full picture not just income, but consistency of income, existing obligations, and credit history. Strong applicants show they can comfortably meet the rent alongside their other financial commitments.
3. Bank Statements
Please include the last two months of bank statements for your primary accounts. You can redact individual transactions if you'd like, but the statements need to show your name and give us a clear picture of your overall financial health.
4. Residential History
We're looking for at least two years of verifiable rental or residential history. Airbnb stays or other short-term arrangements don't count here. We will reach out to prior landlords.
5. Screening Report
Everyone 18 and over in the home needs a current screening report credit, background, and eviction history, dated within the last 30 days. If you already have a Portable Tenant Screening Report (PTSR) as defined under Colorado law (C.R.S. 38-12-902(2.5)), we'll accept it and you won't be charged an application fee.
6. Security Deposit
The security deposit is one full month's rent ($2,950), due at lease signing.
All applications are reviewed in compliance with the Federal Fair Housing Act and Colorado fair housing laws. The same criteria apply to everyone.
