Lease terms

1. Lease Duration The lease is for a fixed term of one (1) year, beginning on the agreed move in date and ending exactly twelve months later. Renewal options may be discussed no later than 60 days before lease expiration. 2. Monthly Rent Tenant agrees to pay $2,250 per month. Rent is due on the 1st of each month. Payments received after the 5th may incur a late fee of $50 plus $10 per day thereafter. 3. Security Deposit A $2,250 security deposit is required up front, paid prior to receiving keys. Deposit may be used for damages beyond normal wear, unpaid rent, or other lease violations. Refunds will be issued within 30 days of move out per Arkansas law. 4. Move In Payments Total due before occupancy: First month's rent: $2,250 Security deposit: $2,250 Total: $4,500 5. Utilities Tenant is responsible for electricity, water, gas, internet, and any optional services. Landlord covers no utilities unless otherwise stated. 6. Maintenance & Repairs Tenant must maintain the home in clean, safe condition. Tenant handles minor upkeep (light bulbs, air filters, lawn care unless otherwise agreed). Landlord handles major repairs not caused by tenant negligence. 7. Occupancy Limits Only the listed tenants and approved occupants may reside in the home. Subleasing requires written landlord approval. 8. Pets Pets allowed only with prior written approval. Pet deposit and monthly pet rent may apply. Unauthorized pets are a lease violation. 9. Smoking Policy Smoking or vaping inside the home is prohibited. Outdoor smoking must be done responsibly and without property damage. 10. Alterations No alterations, painting, or installations without written landlord consent. 11. Entry & Inspections Landlord may enter with 24 hour notice for inspections, repairs, or emergencies. 12. Move Out Requirements Tenant must return the home in clean condition, remove all belongings, and provide forwarding address. Professional cleaning may be required depending on condition.
