Lease terms

Only high credit score applicants will be considered. 1st & last month's rent plus security deposit must be paid upfront. The lease is minimum 3 months and month-to-month afterward. Noise disturbance is a major HOA concern so must be vigilant and needs to be quiet hours from 8 pm - 9 am daily. Otherwise, may get fined from the HOA. Utilities and Services: Tenant will pay $100 per month for all utilities, services, and charges provided to the Property, including any and all deposits required. Parking: The Agreement does not include or provide for parking spaces for motor vehicles or motorcycles anywhere in or about the Property. However, parking is available across the building on residential streets. Smoking: Smoking is prohibited in any area in or on the Property, both private and common, whether enclosed or outdoors. This policy applies to all owners, tenants, guests, employees, and service persons. The Tenant will be liable for any damages caused to the Property due to Tenant or Tenant's visitors or guests smoking in or on the Property. Any violation of this policy will be seen as a breach of this Agreement and Landlord will be entitled to all remedies allowable by law including eviction. Pets: No pets, dogs, cats, birds or other animals are allowed on or about the Property, without Landlord's prior written consent, excepting guide, service, or signal dogs. Strays must not be kept or fed in or around the Property. If a pet has been on or allowed on the Property, even temporarily (with or without the Landlord's permission) Tenant may be charged for cleaning, de-fleaing, deodorizing, shampooing, or replacing any portion of the Property.
