Lease terms

1. Lease Duration: Minimum one-year lease term preferred. 2. Rent Payment: Monthly rent of $3,000 due on the 1st of each month. 3. Security Deposit: Security deposit of $3,000 required prior to move-in. 4. Utilities: Tenants responsible for all utilities including electricity, gas, water, sewer, trash, and any other services. 5. Pets: Pets may be considered on a case-by-case basis with an additional pet deposit and/or monthly pet rent. 6. Maintenance: Tenants responsible for routine maintenance and upkeep of the property. 7. Subleasing: Subleasing not permitted without prior written consent from the landlord. 8. Insurance: Tenants required to maintain renter's insurance throughout the lease term. 9. Smoking: No smoking allowed inside the premises. 10. Repairs: Landlord responsible for major repairs and structural maintenance; tenants responsible for minor repairs and cosmetic alterations. 11. Early Termination: Early termination of lease subject to penalty equivalent to (1) months' rent or as outlined in the lease agreement. Inspections: Landlord reserves the right to conduct periodic inspections with reasonable notice to ensure property upkeep and compliance with lease terms.
