Rent & Payments: Rent is due on the 1st of each month. Late fee of $50 after a 5-day grace period. Payments must be made electronically through Zillow. Shared Areas: Keep the kitchen clean after each use. Wash your own dishes within 24 hours. Clean up after yourself in all common areas. Tenant is responsible for guest behavior. Security: Lock all doors and windows when leaving. Do not duplicate keys or share entry codes. Report lost keys immediately. Exterior security cameras may be used for safety purposes. No cameras in private areas or bedrooms. Maintenance: Report leaks or maintenance issues immediately. Do not attempt major repairs yourself. Tenant is responsible for damage caused by negligence. Cleanliness Tenant must keep their bedroom sanitary. There is a schedule for Trash and recycling trucks. Fire Safety: No candles or open flames in bedrooms. Do not tamper with smoke detectors. Prohibited Activities: No subleasing or Airbnb. No business operations from the home without written approval. No Drugs No pets. Can't smoke inside / Can smoke outside. Move-Out: Bedroom must be returned in the same condition (ordinary wear and tear excepted). Keys must be returned on move-out. Personal property left behind may be considered abandoned as allowed by law.
