Maximum occupancy of 8 residents. Tenant shall establish and maintain all utility services in Tenant's name beginning on the lease start date and continuing throughout tenancy. Proof of utility transfer may be required prior to move-in. Residents are responsible for maintaining yard and outdoor areas. Tenants are required to maintain renters insurance throughout tenancy and provide proof of coverage prior to move-in. Tenants must maintain and provide an updated list of all occupants residing at the property. Washer and dryer included but will not be repaired or replaced by landlord. Refrigerator, microwave, oven, and freezer included with property. Unauthorized occupants, subleasing, and short-term rentals prohibited. Early Lease Termination: Tenant may request early termination of lease subject to landlord approval. If approved, tenant shall pay an early lease termination fee equal to two months' rent in addition to any outstanding balances, damages, or unpaid utilities. Tenant shall provide at least 90 days written notice prior to desired move-out date.
