Lease Details & Utilities: Rent: $2,200 / month Security Deposit: $2,200 (Due at signing) Lease Term: Standard 12-month lease Available: July 1, 2026 Utilities Included: Trash service and snow removal are included in the rent (provided through the HOA). Tenant Responsibilities: Tenant is responsible for Gas, Electric, Water, and Sewer (Tenant must create their own account and pay for usage directly through Colorado Springs Utilities). Pet Policy: Small dogs will be considered on a case-by-case basis with an additional pet fee. Minimum Screening Requirements: Credit & Financials: Minimum credit score of 700. Monthly household income must equal at least 3 times the monthly rent. No active or recent bankruptcies. Rental History: No eviction judgments within the past 7 years. Background Check: A background check will be conducted. In compliance with Colorado law, arrest records that did not result in a conviction, or convictions older than 5 years, will not be considered (with statutory exceptions for specific serious offenses). Any eligible criminal history will be evaluated on a case-by-case basis regarding the nature and severity of the offense. STATE MANDATED DISCLOSURE REGARDING PORTABLE TENANT SCREENING REPORTS (PTSR) (1) The prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and (2) If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
