Renter is responsible for the following but not limited to: $2500.00 Rent is due at 1st of each month and is considered late 5 days after rent is due which a late fee will be applied of no more than $250. Security deposit does not count towards rent and will be refunded within 30 days after tenants move out. Utilities should be paid on or before due dates- water/sewage/trash/storm drainage ($120-200) and electric/gas ($110-220) (costs are variable based off of usage) 1 Pets- Dogs are allowed but cats are not allowed. $500 pet deposit will be collected before move in date. Tenant will be responsible to damages made by their pet(s). Parking policy covered in HOA policy. This will be provided. Provide rental history and current income (selection criteria which determines eligibility). Maintenance- yard is to be maintained by tenant. Garden beds can be used by tenant but if not, the owner will cover up or remove. Lease duration is for one year. Security deposit of $2500.00 and first months rent will be collected before move-in. All fees can be paid by mobile transfer (Zelle) or cashiers check. A $100 dollar fee will be applied if payment does not clear upon deposit. Must contact owner in case something breaks that is considered to be a health or safety issue. Tenant will be responsible for damages that are outside of normal wear and tear and what previous conditions were. Tenant and homeowner will conduct an inspection to determine condition of appliances, smoke detectors and home before move in date. No smoking is allowed inside the residence. It is a Tenants right to terminate lease for reasons of family violence or military deployment/ transfer.
