RESIDENT QUALIFICATION STANDARDS AND UTILITY RESPONSIBILITIES Utility Responsibilities The Resident shall be solely responsible for the payment of all electricity, gas, water, and trash removal services associated with the Property for the duration of the tenancy. Qualification Standards All applicants must satisfy the minimum screening standards set forth below. Any applicant who fails to meet these standards shall not be approved for tenancy, except as otherwise provided herein. Identification Applicant must present current, valid photo identification and a valid Social Security number at the time of application. Income Requirements Applicant's verifiable monthly household income must equal or exceed three times the monthly rent. All income must originate from a verifiable source. Income that cannot be independently verified shall not be considered for qualification purposes. Rental History Applicant must provide positive references from all previous landlords for the preceding five years. Applicant must have no record of eviction or unpaid judgment resulting from any prior tenancy. Creditworthiness Applicant must demonstrate a responsible financial history and must possess a minimum credit score of 600. Background Check A background check will be conducted on all applicants aged 18 years or older. Applicant's background must reflect a consistent pattern of responsibility. Smoking Policy Applicant must be a non-smoker. Occupancy Limits Occupancy shall be limited to a maximum of two persons per bedroom. Compensating Factors If an applicant fails to satisfy any one of the qualification standards set forth above, the Landlord may, at its sole discretion, require compensating factors as a condition of approval, including but not limited to an additional security deposit or a qualified co-signer (guarantor). Multiple Applicants In the event that multiple applications are received for the same available unit, tenancy shall be awarded to the applicant deemed most qualified, as determined by the Landlord in accordance with the criteria set forth above.
