Lease terms

Lease Duration: 1-year lease, transitioning to a month-to-month agreement after the first year. Utilities: Renter pays for water, stormwater, electricity, gas, and garbage/trash fees. Policies: * Smoking: Strictly no smoking allowed on the property. Pets: Pets considered on a case-by-case basis with prior written approval (certified service animal policy dictated by local laws and regulations). Additional pet deposit and monthly pet rent apply. Move-in Costs: First month's rent, security deposit, and last month's rent due at signing. Insurance: Renters insurance required before move-in and throughout the lease term. All adult occupants must be listed on the lease. Maintenance: Professional lawn care is included in the rent. Tenant is responsible for watering lawn and landscaping as needed. Tenant is responsible for replacing light bulbs, HVAC filters, and other maintenance items typically replaced as a part of a normal maintenance interval. Parking: Parking is provided in the attached garage. RV parking on the premises in the driveway or on the street should be temporary in nature, not to extend beyond 3 days in any given 30 day period. Subject to all local parking regulations.
