Lease terms

Parking - Front street parking and single parking pad in the back fenced yard. Security deposit is 1-2 months' rent depending on or rental history and credit. No smoking, weapons nor drugs or any illegal substances on/near/around the premises. Anyone over the age of 18 years staying regularly/living in the property's required to be added to the lease. This includes the requirement for credit check and background check. No structure changes or adds without landlord's approval. Prior to painting a written request for approval and pictures (current walls and paint color) are required, If tenant paints walls/any area, they must return the walls or areas painted back to the white/beige /grey neutral colors prior to move-out. There is a peace ordinance which means tenants live in the home peacefully without aggravation, disturbances, assault, or threats and the same is also required on the premises outside the home(year and front/back parking/streets). This is a friendly neighborhood, and disturbances are prohibited. Tenants are response for the repair of any user or intentional damage of all property. A 60-days written notice is required to terminate lease and may be issued by landlord or tenant. In the event of breach of lease 60 days rent plus any fees, damages, unpaid utilities, court or other admin/legal fees are due immediately. Past due or non-payments are reported to credit reports. Renter's insurance, verification of income/employment are required throughout the lease. Other terms may be reviewed when signing the lease. We accept reusable (and verifiable) screening reports that were issued with in 15 days. Outside of this time a new report is required. Landlord has the right to file for termination for any violation of the lease or non-payment of rent (on-time payment). Rent durations: First lease - one year (up to three years). Second year - Option: Same amount as year one if all rental payments remain on-time (up to 5 years the same rate with on-time payments); or If a Two - three year lease is not signed up front, the 2nd year lease rate can increase by 2-3% (dependent on market demands) with a bi-annual 1-2% increase thereafter when an annual lease is signed; or the tenant may choose month to month with a one-time flat rate increase of 10% until the month-to-month lease ends. While a reason is respectfully provided, the Landlord has the right to not renew or terminate lease with a 60 days notice (without violation) and a 10 days or 30 days notice with a failure to pay rent or lease violation.
