The unit has its own private primary entrance and private garage, with no interior access between Piccolo Majano and the main residence, Grande Majano. The property is an attached structure, so residents should understand that some normal transfer of sound, airflow, temperature, or minor household odors may occur between attached living areas. Rent includes ordinary and reasonable utilities, including water, sewer, garbage service, electricity, gas, heating, and air conditioning. Because the property has shared or adjacent HVAC systems, the main thermostat may affect temperature conditions in Piccolo Majano. The property is generally maintained within a reasonable comfort range of approximately 68 F to 72 F, subject to weather, system limitations, and reasonable utility use. Temperature adjustment requests may be made to the landlord. Piccolo Majano is a smoke-free, vape-free, and odor-conscious rental. Smoking, vaping, marijuana/cannabis use, incense, strong lingering odors, and odor-causing activity are not permitted inside the unit, garage, backyard, driveway, exterior areas, or anywhere on the property. Residents and guests must also use the property respectfully and avoid excessive noise, late-night outdoor noise, loud gatherings, nuisance conditions, or conduct that affects neighbors or the other dwelling area. The property is located in the Aviano Community HOA. Piccolo Majano is allocated one trash bin. Additional trash, recycling, or green waste bins are not provided for this unit. Trash bins must be placed out before early Friday morning and brought back in by Friday evening. Bins may not be left visible in the driveway, left at the curb after collection, overflowed, or used in violation of HOA rules. The home includes modern property systems for safety, access, troubleshooting, and transparency. These may include exterior-only cameras, smart locks, garage access systems, sensors, and internet/network equipment. There are no cameras inside the rented living area. Network systems are not used to monitor browsing content, messages, passwords, or private online activity, though limited technical metadata may be available for troubleshooting and property management. There is one shared mailbox for the property, and all authorized occupants must have reasonable access to receive their own mail. Residents must promptly return or report any mail or packages not belonging to them. Pets or animals are not allowed without prior written approval, except as required by applicable fair housing or disability law. Any approved animal must not create barking, odor, waste, damage, safety issues, or nuisance conditions. A full California residential lease will be completed and signed through Avail.
