Lease Terms: Property: 5455 NW 180th Pl, Portland, OR 97229 (unincorporated Washington County) Rent: Rent is $2,995 and is due on the 1st of each month. Rent payments to be made electronically via approved payment method. Late Fees: Late fees apply in accordance with Oregon law for any rent not received within the applicable grace period. Security Deposit: Equal to one month's rent (subject to screening results and in accordance with Oregon law). Utilities: Tenant is responsible for all utilities, including electricity, gas, water/sewer, garbage, and internet. Tenant must establish all utility service accounts prior to move-in. Renter's Insurance: Required with liability coverage for the duration of tenancy. Availability: Available as of July 15th. Move-in date subject to application approval and lease execution. Lease Duration: 12-month lease preferred. Longer lease terms may be considered. Month-to-month tenancy available after initial term at owner's discretion. Move-In Condition: Property will have a fresh coat of interior paint throughout and will be delivered in clean, move-in ready condition. Tenant is expected to maintain the property in similar condition throughout tenancy. Pets: Not allowed by default; however, pets may be considered on a case-by-case basis at owner's discretion. Assistance animals are not considered pets and will be accommodated in accordance with applicable law. Smoking Policy: No smoking or vaping is permitted anywhere on the property, including inside the home and exterior areas. Alterations: No alterations, painting, or modifications to the property without prior written owner approval. Occupancy: Occupancy limited to a reasonable number of residents in accordance with applicable guidelines. Parking: Attached garage parking plus driveway parking included. Yard Maintenance: Tenant responsible for routine yard maintenance (e.g., mowing, basic upkeep). Owner responsible for major landscaping or structural repairs. Maintenance: Tenant responsible for maintaining the property in clean condition and reporting maintenance issues promptly. Owner responsible for major repairs per Oregon landlord-tenant law. Application & Screening: Applicants will be screened in accordance with Oregon state law (ORS Chapter 90). Criteria include overall financial stability, income 2.5x monthly rent, positive rental history, and credit profile. Screening criteria are applied in compliance with applicable housing regulations. Full screening criteria will be provided prior to application. Rent adjustments, if any, will be made in accordance with applicable Oregon state law. Jurisdiction: This property is located in unincorporated Washington County, Oregon and is NOT within the City of Portland. Portland-specific rental ordinances do not apply.
