Lease terms

- Minimum lease term of (12) months. Lease renewal options may be available upon mutual agreement of landlord and tenant. - Monthly rent due on the first day of each month. - Security deposit required prior to move-in. - Late fees may apply to rent payments received after the grace period specified in the lease. - Tenant is responsible for all utility services, including: Water, Electricity - Tenant is responsible for establishing utility accounts prior to move-in when applicable. - Occupancy is limited to approved tenants listed on the lease agreement. - Long-term guests may require landlord approval. - No smoking is permitted inside the home, garage, or any enclosed areas of the property. - Tenants are responsible for any damages or cleaning costs resulting from violations of this policy. - Pets will be considered on a case-by-case basis. Additional pet deposit may be required. - Landlord approval is required before any pet is brought onto the property. - Tenants are responsible for all pet-related damages and waste removal. - Aggressive animals or animals that pose a safety risk may not be permitted, subject to applicable laws. - Tenant agrees to maintain the property in a clean and sanitary condition. - Tenant is responsible for promptly reporting maintenance issues. - Tenant is responsible for replacing HVAC filters as specified in the lease (Every 3 months). - No painting, remodeling, installation of fixtures, satellite dishes, or other alterations without prior written consent from the landlord. - Tenant must comply with all gated community and homeowners association rules, regulations, and policies. - Violations may constitute a lease violation.
