Lease terms

Renter is responsible for all utilities. Initial term length of lease is 12 months from the signing of the lease agreement. After the initial term, the lease is renewable in quarterly increments. In security deposit equal to the amount of the monthly rent is required at the initial signing of the lease agreement. Renter is required for the upkeep maintenance of both front and back yard, including flower beds. Lawn service is available with an additional charge. Renter must supply proof of all utilities being started and also provide proof of renter's insurance. Smoking is NOT permitted at any time on or in the property. Parking is permitted in garage and driveway only. Vehicles in driveway must be drivable/moveable. Renters are responsible for any oil/fluid stains left in driveway and will be financially responsible for any expense needed for the removal of any such stain. Renters are responsible for any/all expenses required to fix any damages caused to property, indoor and outdoor, during the rental agreement term length. Add'l terms and conditions will be provided by landlord prior to the start of the initial lease term. Terms and conditions will be mutually agreed upon prior to lease. A background check will be performed at the expense of the renter prior to the execution of a signed lease with a $30 non-refundable charge. Pictured hot tub will be removed prior to move in.
