Lease terms

Lease period is one year (12 months). First month and last month rent due at signing. One month security deposit (refundable if property left in good condition at end of lease) will also be collected. Pet deposit is not refundable. Prorated rent for month of May. Based on $68 per day times number of days or $525 per week. Landlord and tenant will mutually agree on partial month rate. Pet fee quoted is per pet. Maximum of two (2) pets - can be 2 cats, 2 dogs or one of each. Monthly fee is per pet. No smoking including vaping. Utilities (gas, electric, water-sewer-sanitation, internet, etc.) are responsibility of tenant. Resident expected to change furnace filter each quarter. Landlord will supply filters at start of lease and each year on renewal. Resident expected to mow grass and otherwise maintain exterior landscaping to meet city expectations (e.g. no high grass). Landlord expects to visit property 3 to 4 times during lease. Landlord will contact resident at least 48 hours in advance to arrange time and day to visit. Only individuals listed on lease are legal residents of house. Landlord should be notified of any changes so lease can be updated.
