(Water drip system has been turned off for years; entire front and back is completely desert tolerant but if over 115F for 45 days straight, use a garden hose to water 3 palo verde trees for 2 hours with a tiny pencil size drip for a deep watering just once a week during such extreme temperatures for maybe 2-3 weeks during longer extreme heat waves as had only in 2022.) To qualify, single family gross monthly income needs to be 2.5 times the rent and less than 30% debt to income ratio, 1.5 times rent for security deposits of lower credit (see below). Tenants pay any HOA violation fines such as overnight street parking, weeds, leaving trashcans outside too long, flagpole, basketball hoop, etc. Location of playground equipment or trampoline requires landlord insurance approval with waivers, taller than 8 ft also requires HOA approval. No basketball hoop, golf net, baseball cage, tall permanent soccer net, trampoline, hockey net without landlord approval & potential waviors. Must park in garage or in driveway overnight and off the yard's granite rock. No street overnight parking. No parking of commercial vechicle or trailers not approved by HOA and if approved, cannot be parked to block sidewalk. Both trash and recycle cans should only be outside in the street 4 ft apart for 24 hours per HOA & City trash pickup rules. No smoking of any kind, including cigars and marijuana, inside the house; penalties explained in lease. Refrigerator and wash and dryer provided for convenience only; store your own in garage or elsewhere. To schedule a tour, your application will need to be approved first. Typically, the $35 Zillow application allows potential tenants to apply to as many other homes on Zillow as desired for up to 30 days. Application requires providing a rental payment or mortgage payment history of similar payments on time over the previous 2 years showing if had a cosigner and have a debt to income score of 30% or less. Also a higher refundable security deposit of 1.5 times the rent is required for a credit score below 669 without a cosigner with a solid credit history. No option to break the lease for a fee with or without a cosigner. The higher (0.5x rent) portion can be parted into multiple installments added to the rent over the first 2-3 months, if necessary. Credit scores below 669 are generally not accepted without a cosigner and good debt to income and payment history of similar expense over the last two years is on time.
