If the lawn is not maintained, additional fees may apply, and the owner reserves the right to arrange maintenance at the renter's expense. - Minor Maintenance: The renter is responsible for routine upkeep and minor maintenance tasks to keep the home in good condition. This includes but is not limited to: - Replacing light bulbs, and smoke detector batteries as needed. - Tightening screws or hinges on cabinets, doors, etc. - Unclogging sinks, toilets, or drains using basic household tools and methods (e.g., plungers, drain cleaners). - Regularly testing and maintaining smoke detectors and carbon monoxide detectors. - Addressing minor wear and tear, such as touching up paint or re-caulking small gaps in windows or bathrooms. If any minor issues are neglected and result in more significant damage, the renter may be held responsible for the cost of repairs. - Major Maintenance: The owner is responsible for large maintenance items, including major plumbing repairs, water heater issues, and furnace/HVAC maintenance. - Property Damage: Normal wear and tear is expected and will not result in additional charges. However, any excessive damage or negligence leading to significant repairs will result in additional fees. The renter is responsible for any damage to the property during the lease period. Additional fees will apply for repairs or replacements required due to damage caused by the renter. - Renter's Insurance: The renter is required to obtain and maintain renter's insurance for the duration of the lease. Proof of insurance must be provided before the lease start date. - Pets: No pets are allowed on the property. If pets are found on the premises, a non-refundable pet fee of $300 per pet will be charged, and additional cleaning fees may apply. - Smoking: No smoking is allowed inside the property. If evidence of smoking is found indoors, a non-refundable smoking fee of $500 will be charged, along with any additional cleaning or repair costs necessary to remove smoke odors or damage. - Insect Control: The renter is responsible for maintaining a pest-free environment. If an insect infestation occurs and is determined to be caused by the renter's negligence, an insect control fee of $175 will be charged for professional extermination services. - Parking: Parking is allowed in designated areas only. The renter is responsible for ensuring that all vehicles are parked in accordance with community or local regulations.
