Lease terms

AVAILABLE FOR MOVE IN July 15, 2026! This property is rented on a 12-month lease. Basic landscaping and on-site parking are included as part of the rent. Electricity, water, sewer, internet, and renter's insurance are NOT included and are the tenant's responsibility. Water/sewer/electricity is estimated at $75- $150 a month depending on time of year, high speed internet service is available through Cox or T-Mobile for approximately $30 - $50 a month, and renter's insurance is estimated at $10 - $15 a month. Pets are allowed. There is no fee for up to two cats. $200 fee applies for each dog. - Move in as soon as July 15, 2026. - Lease runs through July 23, 2027. Students are welcome to apply, but a guarantor is required if student does not have proof of income/ability to pay. Application requirements: - $45 application fee per occupant and guarantor. - 2.25x - 3x income-rent ratio (roommate and guarantor income can be used to qualify). - At least a 600 credit score (unique circumstances are considered). - No evictions within the last seven years. Foreclosures and bankruptcies are okay. - No convictions for felonies or crimes of mortal turpitude (fraud, theft, etc.) within the last seven years. - No unpaid collections to prior landlords or utility providers.
