Lease terms

Lease Terms & Requirements: A 24-month lease term is preferred. Monthly rent is $4,950, with a security deposit equal to one month's rent due at lease signing. The first month's rent and security deposit are due prior to occupancy. Tenant is responsible for ALL utilities, including electricity, gas, water, sewer, trash, internet/cable services, as well as routine lawn, termite and landscape maintenance. Smoking, vaping, and the use of any tobacco or recreational products are strictly prohibited inside the home. Renters insurance is required and must be maintained throughout the lease term. Applicants are subject to credit, background, employment, income, and rental history verification. Satisfactory references and proof of income are required. Landlord reserves the right to approve or deny applications in accordance with applicable Fair Housing laws. One small dog may be considered with prior landlord approval. An additional pet deposit may apply. No other pets are permitted. Tenant is responsible for maintaining the property in excellent condition, including: Replacing HVAC filters quarterly. Promptly reporting any maintenance issues. Keeping the home and grounds clean and well maintained. Adhering to any applicable HOA rules and regulations. Subletting, assignment of the lease, and short-term rentals (including Airbnb or similar platforms) are strictly prohibited without prior written consent from the landlord. Tenant is responsible for any damage beyond normal wear and tear. Upon termination of the lease, the property must be returned in clean, well-maintained condition. Application approval is contingent upon satisfactory screening results and verification of all information provided.
