Utilities and Tenant Responsibilities Monthly rent does not include any utilities or services. Tenant is solely responsible for establishing accounts and paying all utility and service charges for the Premises, including but not limited to: Electricity Natural gas and heating Water and sewer Garbage and recycling collection Internet and cable Any other utility or subscription service connected to the Premises All usage-based utilities shall be paid directly by Tenant to the respective service provider based on actual invoices received. No utility costs shall be passed to or reimbursed by Landlord. Tenant is further responsible for routine upkeep and minor maintenance of the Premises, including but not limited to: replacing light bulbs, air filters, and batteries; maintaining appliances in working condition through proper use; keeping drains clear; and general cleanliness inside and outside the unit. Landlord shall be responsible only for essential structural maintenance and repairs necessary to keep the Premises habitable, including but not limited to: roof integrity, plumbing systems, electrical systems, heating systems, and any condition that materially affects health or safety, as required under California Civil Code Section 1941. Any maintenance issue must be reported to Landlord in writing promptly. Tenant-caused damage beyond normal wear and tear remains Tenant's financial responsibility.
