Renter Insurance: Renter acknowledges and agrees that throughout the term of this lease agreement, they shall maintain a valid renter's insurance policy.
HOA Move-In Fee:
The tenant agrees to pay a one-time move-in fee of $200 directly to the homeowners' association (HOA) prior to occupancy. This fee covers the administrative costs imposed by the HOA associated with the move-in process. The tenant acknowledges that this fee is separate from the security deposit and is non-refundable. The tenant must comply with any additional rules and requirements set by the HOA regarding move-in procedures.
Security Deposit:
A security deposit of $2000 is required prior to move-in. This deposit will be held to cover any damages beyond normal wear and tear or unpaid rent. The deposit will be refunded within 30 days after the termination of the lease, less any deductions for damages or unpaid rent.

The rent includes water, sewer, garbage, electricity and internet.
Shared Spaces:

Use of Premises:

Smoking:
Smoking is allowed outside the unit.
Parking:
Parking is available in the Condonium Public Parking area. The tenant must comply with any parking rules and regulations set by the HOA.
Pet:
Small pets are allowed. Tenant agrees to be fully responsible for any damages caused by their pet and understands that any such damages will be repaired at their expense.
The tenant agrees to maintain cleanliness and hygiene within the rented space and clean after their pet.
The tenant agrees to pay a pet rent every month.
Termination:
In the event of specified reasons as outlined below, either party may terminate the lease prior to the agreed-upon end date. The terminating party shall provide written notice to the other party, specifying the reasons for termination. The tenant must provide 30 days' written notice to the landlord, and the landlord must provide 30 days' written notice to the tenant.
