Renter pays water/sewer, electric, & gas based on usage (these average about $350/month for 2 adults & 1 child). Garbage and HOA is already included in base rent. 12 month term is ideal, but negotiable. Tenant is expected to adhere to all HOA Community Policies which will be provided as an addendum to the lease agreement. Pets are allowed upon screening by owner and pet fee is negotiable (we are pet people so don't worry! However, per the HOA there are restrictions such as exotic animals). No smoking inside the property, but allowable on the property (porch, yard, back patio). Must keep property clean to avoid infestations of any pests. 24 hour notice will be given to the tenant if owner needs entry into the property. Tenant expected to contact owner to discuss any repair needs, and to not attempt on their own. Tenant will be responsible for maintaining dehumidifiers in basement periodically (every few days if full). For best results with the filters for hard water in shower heads, owner recommends replacement every 3-4 months.
